- The leasing launch was delayed by about a month after renewals had already begun due to ongoing clubhouse construction and the absence of an off-site leasing office.
- Stephenville boasts a large shadow market due to budget-constraints and proximity to campus.
- Competing apartment community offered a more desirable location with established amenities, better views, and closer proximity to the university.
- Higher pricing and extraneous costs (i.e. parking) which are uncommon in the market created objections.

- Established relationships at student hotspots in the local community to use as mobile leasing spaces and marketing opportunities while the clubhouse office was delayed.
- Utilized compelling marketing messaging to tap into core emotions like urgency and exclusivity to drive consistent leasing numbers week over week, achieving 50% within the first month.
- Implemented early community-building initiatives to foster a sense of belonging among residents, such as social events, resident meet-and-greets, and online forums.
- Leveraged value propositions of a new product to offset the location disadvantage and compete with properties offering superior locations.
- Fostered a lifestyle centric brand that relied on the energy and engagement of our staff as the driving force for our branding and overall sales point for the property.

- Leased up Texan Villas in 4 months, after a late November launch.
- Strong Pre-Leasing Strategy: Texan Villas Apartments secured 69 leases within the first two weeks using only marketing materials, and launching an event at a local restaurant.
- Texan Villas was the first property to reach 100% leased in the market.
